Our Report Summary DDID
InspecTek is not an "alarmist" inspection service. That is why we use the formula DDID put into law in North Carolina to ensure proper reporting and reduce confusion with potential home buyers or sellers. DDID is our summary of the inspection.
Our goal is to inform and educate, not to alarm.
DDID Report Formula
Describe- describe the component or system of concern. Give any pertinent information and location.
Determine- What's wrong with it? What is the malfunction, failure or performance deficiency?
Implication- What can happen if not addressed?
Direction- What should be done? Should it be repaired? Should further investigation be performed by a licensed professional? or Should it be monitored over time to see if repairs or replace are needed?
Inspection Report Services
Professional home inspection report within 24 hours of inspection. Inspection reports are done by a trained and certified home inspector.
Light Commercial Inspections
Light commercial property inspection reporting done by a trained and certified commercial property inspector.
New Construction Phase Inspections
A phase inspection is done by a ICC certified Residential Building Inspector. This inspection is done in three phases which consist of foundation, framing and final walk through inspection.
Move-In Certified Pre-Offer Inspection
With the market as hot as it is, many buyers are forgoing their home inspection or due diligence. Because of this, we offer move-in certified and pre-offer inspections. Having a home inspection report on hand can help a buyer submit an offer with confidence.
Multi-Unit and Manufactured Homes Inspection
We offer inspection reports for apartments, townhomes, duplexes, multiplexes, mobile home, manufactured homes and condos. Although they share a lot in common with a regular home inspection, each of these have specific and unique details that need to be inspected and reported on.
Ancillary services can be done during an home inspection or independently. The are discounted if done during a home inspection.
Water/Air Quality IAQ
Indoor air quality has grown in popularity in the last 3 years. We offer IAQ testing by a certified IAC2 indoor air consultant. We use professional equipment to test for Carbon Dioxide CO2, Carbon Monoxide CO, Formaldehyde, dust, spores and combustible gases.
Water analysis includes all parameters for city and well water. All water samples are sent to a certified lab for lab analysis.
We inspect and test for hazardous materials. We are certified and licensed in Asbestos, mold, Chinese drywall and Meth lab residue inspections and sampling reports. We provide air sampling and bulk sampling. All material samples and air samples are sent to a certified lab for lab analysis. We partner with Pro-Labs laboratories.
Sewer Scope and Septic Tank Location
A video scope of the sewer waste line to identify any deficiencies such as, clogs, collapses, line material, intrusions and cracks. The report includes mp4 of the video and documentation.
Thermal Imaging Photography and Home Energy Score
We offer thermal imaging photography. Thermal imaging will help find air and water intrusion points throughout the home.
A certified Department of Energy home energy score includes the score for a scale of 1-10 and recommendations to improve that score.
We are certified Radon Measure Techs and offer 48 hour Radon short test. We use RadonEye Pro radon system to get a more precise and accurate reading for potential home buyers.
Pool and Spa Inspection
Pool and spa is a visual inspection that consist of the fencing around the pool, pool/spa operating equipment, surfacing, safety and emergencies.
Deck and Dock Inspection
Deck and dock inspections are offer during the home inspection only. A certified CPI or IRC will inspect the framing, material condition, decking, joists, clearance, band board, ledger board, posts, landing, code compliance, piers, fasteners, stair system, handrails and balusters for code compliance, defects and safety.
Inspection for WDO/WDI to identify termites, ants, beetles, bees, fungus, dry rot, wet rot and other known wood destroying organisms. Inspection includes conducive conditions and debris.
Pre-Inspected and Move in Certified
We offer move-in certified home inspections. No more waiting, you have the home inspection report on hand for your clients. We can install professional yard signs that state "pre-inspected and move-in ready" for those coming to an open house. If you don't want a yard sign we have professional window clings that can go on the door or window with "pre-inspected and move-in ready".

Virtual Tour For Busy Real Estate Agents
